FLOOR CLEANING AND MUD TREATMENT Cortijo in Ojen (Marbella)

It is a farmhouse with an area of over 1,000 m2, where he was conducting a comprehensive reform of the same.

Originally the entire floor of the farmhouse was handmade earthenware, however, with the reform reduce it to the surface approximately 600 m2 interior; as the rooms upstairs and a wing of the ground floor the original mud was replaced by wooden platform.

Our work consisted mainly of giving back life to a mud floor was very dull in color with the passage of time and quite crushed with the reform that is currently being carried out at the farm.

The client decided to give the aesthetics of a darker mud and rustic hue, so we opted to use the kind of rustic leather finish on all interior areas. We also clean and treat parts of exterior clay; something like about 120 m2; even in one of the bathrooms we apply a treatment to enhance the color back to green handmade tiles painted by hand, which over time had lost its luster.

Therefore our work consisted of:

Clean terracotta floor interior and exterior
Treatment of indoor terracotra floor with rustic leather effect finish
Treatment of exterior terracotta floor wet effect
– Treatment to enhance the colorful hand-painted tiles handmade
We then summarize the whole process done:

Removing previous shabby treatment and subsequent treatment (Mijas Costa)

This time we have a clay soil lighter shade of 2020 cm format with some studs in blue enamel 5×5 cm, in pretty bad shape, because they had repeated many times hand to hand applying treatment flaxseed oil.

Flaxseed oil is being applied to form again and again, is increasingly obscuring the original key clay soil.

And with the passage of time countless scratches were noticed around the ground.

In order to recover this land, we had to proceed in the first place to be pickled mud all over the floor. So we had to apply the paint remover, leave about 20 minutes and the rotary machine for it to be lifted the old shabby treatment. With wet vacuum while we were collecting waste. Due to the poor condition of the soil we had to make more than one pass to get completely remove the old treatment and leave the ground in its natural color.

After pickling, we proceeded to give a back pass with a rotary and vacuum cleaner to do a general cleaning rinse with specific product for this.

After waiting a few days to completely dry up the soil, it proceeded to clay soil treatment with wet finish effect intensifies the natural color of mud.

We leave you a video summary of the whole process of work done:

LEATHER TREATMENT EFFECT ON TERRACOTTA RUSTIC FLOORS (LA ZAGALETA)

This time we have a renovation project of a villa in the urbanization of Zagaleta (Marbella), where rooms on the ground floor had a terracotta floor handmade pink hue that the client wanted to keep but I wanted to finish more dark, as it was not to his liking so clear tone.

We went to the villa for a rustic finish leather sample in one of the rooms on about 4 slabs after seeing the property and decided that this was the type of finish desired.

The truth is that it was an extremely laborious work, because as you can see in the photos, the mud floor of the rooms had borders around the perimeter of white marble. This meant they had to protect these borders and applying finish leather on terracotta floors careful not to stain the marble and with pinpoint work in shaping the joints treatment.

At the end say that customers were very satisfied with the finish obtained, although a tip I allow myself to give you: if what you want is to apply a dark finish type leather on a floor craft clay is much better than this mud is a key more reddish type; since among other things in case of a scratch on the floor, being the darkest mud just does not stand out; thing with clay light shade if you notice, so we must take great care to scratch the soil once treated.

We leave you some pictures so you can see the finish obtained :

MARBELLA CLUB HOTEL : RECOVERY OF TERRACOTTA FLOOR IN RESTAURANT BEACH

In this paper we custom recovery terracotta floor tiles restaurant of the Hotel Marbella Beach Club.

Had initially proceeded to the replacement of slabs in very poor condition with new ones. This meant that obviously would be able to clearly see the difference between the old and new slabs slabs.

In these cases, ideally, rustic leather effect finish because after dark slabs of clay, makes toning and differences between old and new slabs disguising eye.

Initially the first thing we did was go do a physical sample so they could see the look that we could get to the different types of finishes (glossy, matte or leather effect).

A few days later I was warning us with confirmation of the order to do the job of stripping, cleaning and treatment with leather effect finish.

Here are some photos of the initial state prior to the phase of pickling and cleaning floor:

WORK FOR DISPOSAL OF RUST ON FOREIGN TERRACOTA FLOOR CORDOBA

The truth is we have to admit that this is one of the jobs that we have found worse soil clay with mold. But we must also say that the final result obtained was as practically leave the completely new ground.

Since Treatments Terracotta (http://www.tratamientosterracota.es/), the procedure was carried out for this work was as follows:

Initial state with which we find the ground:

descarga

Phase to proceed with the removal of rust and deep cleaning the entire surface:

First we proceed to apply a specially designed mold remediation (http://www.tratamientosterracota.es/productos-limpieza-y-decapado/) product, which rests about 20 minutes later with the machine rotary go up the layers adhered mold and vacuuming go collecting liquid waste.

In this particular job we had to repeat this process a few times to get eradicate mold.

Once the mold removed, proceed to perform a rinse with salt residue-resistant product for leaving a clean surface ready for further treatment to apply. This rinse is performed again and the rotating machine using the wet vacuum.

Finally once the floor is clean and completely dry after spending about four days about this product ready for treatment.

In this case the customer chose outer wet treatment effect (http://www.tratamientosterracota.es/productos-tratamiento-barro-exterior/). This finish gives the mud one aspect which intensifies the natural color of the slab of clay, much like when the mud is wet. However we must clarify that the varying degrees of intensity that gets depends on the type of clay; ie no mud catching colorful much greater intensity than others with this type of finish.

TERRACOTA FLOORS : PRETREATMENTS

http://www.tratamientosterracota.es

Many times when we go to buy a mud floor, we are offered the opportunity to purchase this ground with a treatment that is either already applied at the factory or it offers a product that is applied to the slabs before placed.

This could are most often the greatest strategy to cease being concerned about needing to clean and deal with the soil floor after it really has been put by building contractors, it really is much less so.

Pretreatments in clay-based soils arrived at match the subsequent goal: The theory is always to prevent a pretreated soil soak up spots through the location method, in order that it works as a protective buffer within this stage.

Comprehending these pretreatments as defined, from the point of view it is completely wrong to the subsequent reasons:

1. Mason If you connect the mud floor, generally the slab immersed in the bath tub just before putting, with the notion that the cement grip much better with this.

Two. Usually pieces of clay is put employing concrete or sticky glue which everybody knows to be combined with h2o.

In one way or another will be an important moisture both in the slab and below this. That is in both cases we find the same situation. For that reason, this moisture may wish to go slowly evaporating from the on the inside for the exterior.

Normally hidrofugantes pretreatments consist chemical compounds which prevents the intake of liquefied, and get sufficient mini pore to permit water loss of humidity. However, the reality that we face is that this is not always the case, as there pretreatments sold as definitive treatments waterproofing the slab 100% avoiding this moisture to evaporate through the slab and whose only exit either through the board.

This can lead to a problem with which we are unfortunately often with pre-treated soils; is that once they have been placed at the time they begin to appear whitish recercos observe that while trying to clean found in the interior of the slabs and we can not access and therefore clean.

The reason for this is because indoor humidity fails to evaporate through the slab to be the pore is fully closed and thus the moisture is concentrated inside the slab forming particles of salt, and we can not access it since the slab is waterproofed mud.

Another equally important issue is that in the best case, where there appears to us any problems as described above, is that the joints between the tiles of clay will not have any treatment applied and therefore the porosity is 100%; so if we want to have our well protected we have to apply a soil treatment also these meetings.

For almost everything explained to date it will seem that then apply a pretreatment to a clay-based soil yet again we have acquired is throwing money apart. Nicely is not really totally accurate as long as it was actually clear that these particular pretreatments operate satisfy.

From our connection with above 15 years cleaning and looking terracotta surfaces, I suggest pretreatments only when there is a very high danger that during the job we can easily stain a floor. That is certainly, if with regards to a work newest real estate with higher personnel turn over (masons, painters and electricians, …) and know for sure that once the earth placed there will be substantial personnel turn over on him and there exists a high risk that it may grow to be discolored through the use of plaster, acids and paint and so on.; then when this happens, you should work with a clay-based pretreatment.

We must also bear in mind the economic factor is that a pretreated clay is going to be a considerably higher payment than buy the virgin untreated clay.

Furthermore, all pretreatments while we made ? ?crystal clear only fulfills the purpose of preventing the dirt discoloration in the job and also in no circumstance are ultimate therapies. This once so complete the task, the first thing to do is go on to the reduction of this pretreatment to access the inner in the slab and completely neat and enable full water loss of dampness, so once free of moisture fully every one of the surface, begin the use of protecting therapy.

Typically once we work on new and recently set flooring surfaces which have not been pretreated function remedy contains two phases: cleaning and treatment; pretreated soils whilst you will discover a stage far more to eliminate such pretreatment: Pickling.

This may suggest that by the additional expense of investing in a mud surface with pretreatment, add more an expenditure nevertheless in the later on job of garden soil remedy and stage etching described previously mentioned.

Therefore, our conclusions and recommendations are:

Because if you have the necessary concerns in the work, does not have to stain the slabs, in most cases it is not necessary to buy slabs of pretreated clay. The danger of staining emanates from getting hit silicone, oils, acids and paint etc.. However dust and normal traffic will not affect at all the mud.

Think that clay-based garden soil is a fine pavement surface area, ie, no-one would ever place a wood floor or shiny marble and therefore the painters, plasterers, and so on; may not acquire correct safety measures in order to avoid destroying it. So the mud is equal, the ideal is that the placement of it is one of the last things in the works.

In a nutshell, getting standard as with any other delicate area pretreatments are significant extra cost may be eliminated in many instances safety measures.
